Yes. All roads within Lakewoods are designed for four-season access, and the development is fully suited for permanent or seasonal living. Whether you're building a weekend retreat or a year-round residence, the infrastructure is in place.

Our large wooded lots, limited release, and thoughtful planning create a sense of seclusion — without sacrificing access or lifestyle. Each lot comes with:
A primary electrical vault and wire installed to the lot line near the future building site
A cleared building area and completed driveway, surfaced with Granular A and finished with Granular M for a polished, uniform look
Road access and year-round maintenance in phases 1–3 (no annual fees)

Electricity: Primary servicing is complete on most lots, with a few final vaults to be installed as conditions permit.
Internet: High-speed internet is available in the area.
Water & Sewer: Private wells and septic systems are the responsibility of individual homeowners.

There are no annual fees for Phases 1, 2, or 3.

Yes, buyers are welcome to work with the builder of their choice, provided they adhere to the development’s design covenants and guidelines.

Yes. To preserve the natural beauty and cohesive aesthetic of Lakewoods, the following standards apply:
Minimum building size: 120 m² (approx. 1,292 sq. ft.) of interior living space (excluding basement or garage)
Exterior materials: Wood, brick, stone, or glass (no metal or plastic siding)
Driveway design: All driveways must curve through the lot to obscure the home from the road
Natural buffer: The first 100 ft from the road must remain undisturbed, maintaining privacy and forest integrity

A building area is already cleared on each lot. Further tree removal is up to the homeowner’s preference, outside of the protected 100 ft buffer zone along the road. Dead vegetation may be removed, but the natural character of the lot must be preserved.

True North Lakewoods Estates is not currently a condominium-managed development. Lot owners maintain their own properties, with shared responsibility for respecting covenants that protect the value and privacy of the community. Should that change in later phases, details will be provided.
